I receive calls each day from Real Estate brokers that ask me how they can get in touch with borrowers that are currently thirty, sixty or ninety days late on their mortgage and have not received a Lis Pendens yet. The particular matter is Notice of Default listings tend to have a bad closing rate. Most of the time low closing rates are ascribed to the data going public at a particular period. In which event the market gets flooded with calls, direct mail and circulars. The next biggest issue is that often once an NOD has been published, the borrower might have already abandoned the home.
